Hello October! Sunshine, Rentals & Market Updates 🌞
As we head into the warmer months, the property market always takes on a new energy. Longer days and summer on the horizon often mean more tenants are on the move, making it a key time for landlords to review their investments.
Let’s dive into this month’s highlights!

RESIDENTIAL RENTS ARE FLAT OR FALLING
The softness in residential rents that has been evident for advertised rental properties over winter is starting to appear in bond data from Tenancy Services. That suggests the actual levels of rents being agreed between tenants and landlords are now starting to decline.
WHERE AUCKLAND WANTS TO LIVE
New Auckland Council analysis shows land values reveal where people want to live. Demand for housing is strongest near jobs, transport, and services. Zoning shapes development potential and how land can be used productively and flexibly.
SUPPLY OF HOUSING HAS OVERTAKEN POPULATION GROWTH
A significant shift in the balance of supply and demand for residential properties across most of the country has contributed to the recent easing in house prices, according to property data company Cotality.

“Grit: The Power of Passion and Perseverance”, by Angela Duckworth
We often think success belongs to those with the brightest ideas or the most resources—but the truth is, it comes down to persistence. The ones who really “make it” are those who show up, work hard, and keep improving every single day, no matter the obstacles.
That’s what grit is all about. In her New York Times bestselling book Grit, Angela Duckworth shows how determination and resilience can outshine raw talent, and how cultivating this mindset can transform not just your business, but the people around you too.
When you commit to long-term goals, embrace challenges, and stay open to learning, grit becomes your greatest advantage.
